| K's House |
"I bought this property in the spring 2006. It is across the railway lines and halfway up the hill. The cottage and main house needed totally redesigning and renovation; it was the view that sold it to me."
K's cottage was renovated by a Turkish contractor, although reasonably pleased with work on the cottage, K approached SJA for a quote to renovate the main house. To her surprise not only was our quote lower than her Turkish contractor we also offered a 3 year guarantee on the finished project.
Originally, this was a house with a basement, a first floor and roof terrace. It was decided the basement could be converted into a ground floor apartment with access from the main street. The first floor had no kitchen, so an open plan kitchen/ living area was designed. The existing shower and toilet cubicle needed to be relocated to create a larger bathroom. The exterior of the house, including the roof terrace also needed work.
Renovation required electrical rewiring and new plumbing throughout. New windows and doors were fitted along with ceramic floors. In the basement the floor was lowered and a new wall built to create a shower room. In the first floor apartment, a handcrafted kitchen was fitted along with the new bathroom.
The outside of the property was fully rendered, painted and new steps to the cottage were added. The terrace was paved and a pergola with trellis added.
K recognized her property's potential and now has a beautiful family home, a cottage and a ground floor studio apartment to let. The spacious roof terrace is a winner with all the family, with great views and an ideal situation for entertaining, relaxing or sleeping alfresco! SJA restored K's home 5% under the original estimate. With careful and controlled budgeting K has increased the value of her properties by 30% over the buying and restoration costs and rentals from the cottage and studio apartment provide additional income.
